Basement Underpinning and Lowering in Mississauga

Basement underpinning and lowering deepens your foundation and your basement floor so the space gains full ceiling height. Basement Renovations Mississauga excavates in controlled stages, pours new concrete footings and a new slab, and works to engineered drawings and permit inspections.

Why Homeowners Lower a Basement

Many older Mississauga homes have shallow basements with low ceilings. Lowering the floor creates room for:

  • A legal basement apartment with code-compliant ceiling height
  • A bedroom, recreation room or home office with comfortable headroom
  • Ducts, pipes and beams that no longer crowd the ceiling
  • A larger, more valuable finished living area

Underpinning and Bench Footing

We use two common methods:

  • Underpinning: we dig and pour new footings in short sections beneath the existing foundation, one section at a time, then excavate and pour a new floor.
  • Bench footing: we leave a concrete bench along the wall for support and lower the floor in the middle of the room, which can reduce excavation and cost.

An engineer helps select the method based on the soil, the foundation and your target ceiling height.

Engineering, Shoring and Permits

Underpinning supports the weight of the house, so it follows stamped engineering drawings and a building permit. We install shoring where the plan requires it, coordinate the engineer's site reviews and arrange the footing and final inspections with the City of Mississauga.

Our Underpinning Process

  1. 1Inspect the foundation and measure the existing ceiling height.
  2. 2Coordinate engineering drawings and the building permit.
  3. 3Protect the home, remove finishes and clear the work area.
  4. 4Excavate and pour new footings in sequence.
  5. 5Install new drainage, weeping tile and a sump pit.
  6. 6Pour the new slab over a vapour barrier and insulation.
  7. 7Pass the inspections and prepare the space for finishing.

Foundation Repair and Structural Changes

Lowering often goes hand in hand with foundation repair. We strengthen walls that bow or crack, relocate beams and columns under engineered plans, and add waterproofing while the foundation is open. This work reduces future leaks and settlement.
